These small multifamily opportunities are EVERYWHERE in the Midwest. I picked up 24 doors of small multifamily in Indiana last year that all cashflow great.

Can you do these same analysis on properties on Long Island, NY where it seems everything negative cash flows?

In Some high price points like Hawaii, you won’t cash flow in year 1 on long term rentals until you increase the Downpayment to 50% or more 🤷🏻‍♀️ but with a historic 5% appreciation per year & considering that we are at the high interest rate portion of the market cycle…. That’s really not that bad

Investing in Chicago is laughable when you look at how the City and surrounding areas are governed, not to mention the homicide and crime rates. all the while the Democrats continue to double down on failed policies across the board. Sure there might be some opportunities to be had but I'd rather not invest my hard-earned money on areas where people cannot live quality lives.

Texas has a favorable tax advantage?? They have some of the highest property tax rates in the country!! Good luck finding cashflow!

This guy is cool but such a salesman. If Chicago is so perfectly great why so many distressed properties? STR's are great - but you have to live in it 😂. TBMT I'll stay in Texas
