My guys @djenvy @flipping_nj did a great interview on @drinkchamps and in it @flipping_nj broke down how you could work at Walmart and make 30k a year and buy a rental property. That’s when folks went crazy in the comments & dms saying it was bullshit so I decided to do a video breaking down what @flipping_nj was explaining to you from a lenders perspective.
Many people who don’t make a lot of money get told they can’t buy real estate and it’s simply not true. You definitely can if you are disciplined with your debt & savings.

Yes, you could qualify but it would be a challenge affording it until you can find a renter.

Great add...might have to jack this video concept think it's a nice topic to cover. On my channel I always recommend that new investors start with FHA. Perfect for house hacking and building cashflow for the not so well capitalized investor!

You not getting 3-4 units in NJ for 300k, not even a year ago. Barely can find a single family for 300k. Unrealistic examples, but I get it.

What bank will let you max dti and use future rents for income to qualify for mortgage? Serious question

Question: I was told that I could not use estimated income from a rental property that I did not already own because it was considered FUTURE earnings and not guaranteed. How true is this statement? Because in your example here, your calculations included estimated future earnings from the 2 rental units.

I’m confused. How/why would the the lender use their “rental” income b4 you qualify for the loan? Like, how/why would the add additional income if they don’t have it yet ?
