An i7 3770 non-k is very cost effective when paired with a mainstream, non-enthusiast type of motherboard, and DDR3 is cheap (especially non-enthusiast 1600 to 1866). Once you start looking at the 3770K and the obligatory enthusiast platform, like Z77 extreme, the cost piles on quickly. Even older enthusiast boards are not cheap. And i5-8400 has six cores and is therefore more futureproof than the other platforms.
