I noticed at around 7:50 you mentioned for one flip you did, you worked with a Hard Money Lender that funded 100% Purchase Price and 80% Rehab. From what I've learned so far, many hard money lenders will fund around 80% of purchase price and 100% of rehab. Any specific reason your hard money lender's terms were like this? Or any general opinion on this? Thanks!
