Most of the people crapping on this guy might renovate 1-2 times in their life, and are being totally unfair in my opinion.
Let's review what he said:
Vinyl planks are cheaper, look just as nice (when installed correctly), and are waterproof - Totally agree here (I use to literally SELL flooring as a salesman)
Water damage under sink: FIX LEAK, then address the COSMETIC DAMAGE with vinyl tile instead of wasting money replacing cabinet - Yep, agree
Get basic cabinets instead of $1000 distressed cabinets - Um yep agree (why are people are not agreeing with this advice so far)
Take advantage of fiberglass tubs instead of wasting money on tile, that might be prone to incorrect installation - Yep agree! (just look at other youtube videos here dealing with incorrect installation of pan liners)
Don't waste money on expensive front doors, led lights, tankless water heaters, refrigerators, etc... - um yea... agree again! Why price yourself out of a neighborhood? This guy is not talking about $450, 000 houses... People buying those houses, will look for those things before buying. But if we're talking about $100, 00-200, 000 houses... like this guys is STILL replacing all this stuff with brand new fixtures etc.


Don't waste money on pressure washers, and just hire your painter for a small side gig - Yea, totally agree.


Don't waste money on custom granite, buy granite still, just straight from the yard. - Who would disagree with this as advice?

Then he even went so far as to list a few things NOT to skimp on like toilets and smoke detectors.

Honestly, I really don't see ANYTHING here that warrants people saying "Don't buy from this guy". lol

I wonder how many of those same people have ever spoken to a builder about building a new house. Sure, they can put all the fancy stuff in, but it's going to cost you. There is a reason we use to call it "builder's grade" carpet. If you want nicer carpet, then cough up the $$$.


I thought it was interesting to see the few spots on where a pro thought it was better to spend a little more money.


Also, sorry dude, but the criticism for the tacky car decals... yea, that's warranted.

The funny thing with people hating on his tips is the fact that this is how professional flippers legitimately think. Why spend more money on things that aren’t necessary when more times then not a buyer will change many items out or not even notice anyways. Take note. There is a difference between your personal home and your property for rent or flip, this is what many people forget

Hahaha, the LVP switch is real! I just did the same thing. I also haven’t been using carpet ever since going LVP. Tenants think it looks “boujee-er” and it saves me from cleaning the carpet each turnover!

0:45 - Quick note about dealing with water damage under sinks/vanities/cabinets. As he said, deal with the leak, but one thing he didn't mention was the possibility of mold growth. If you catch the leak right away and have it professionally dried within 1-3 days, you likely won't have to worry about mold. But if it's an issue with an unknown starting date, you should probably just assume that it's mold and call someone to come out and perform a mold inspection on the entire property (you never know what you or another inspector might have missed), which costs about $200 on average if they're genuine experts and not just licensed amateurs.

I wanted to point this out because as a mold and water damage restoration professional in SoCal, I very frequently come upon severe mold issues that are the result of improper remediation efforts (i.e. cutting out wet and/or moldy drywall/cabinets, wiping everything down with bleach, running a handful of basic box fans on the area for a few days and then building it all back) which ends up exacerbating the problem over time because the mold wasn't properly dealt with and ended up growing into something that can destroy entire rooms and sections of homes if left undealt with.

I know that Kevin is surely aware of all of this, but wanted to leave a comment to the curious in hopes of saving someone else some time and money some day. Good luck.
