Hi Axel, thanks a lot for your videos! I just have a question regarding the calculation of the depreciation (AfA) calculation. Is the 2% calculated on the entire property value (land + building), or only on the building value (Gebäudewert)? Since land doesn't depreciate. If it's only on the building value, how can you calculate what that is? where do you normally get that value figure from?

Also, let's say I bought a property well below market value. For example, a property really worth 500k for 300k. In this case, can I get some sort of a valuation report from an appraiser showing the value at 500k, and then deduct depreciation based on this higher value?

and final question - if you buy with an agent, can you also deduct the agent fees from your taxes? i would assume so, just wanted to confirm with you.

and final final question (sorry) - there is no limit on how much you can deduct from your taxes per year, right? it can in theory even result in a negative net income for the year, which would then be carried forward to the next year?
