Kristina runs on batteries. After these videos her husband puts her on a charger. If you’re going to retiree be less than 30 minutes from a hospital. My friend told me that.

We tried off grid homestead in Arizona. No running water and only a tiny solar panel after a year and a half. We hauled water in and had a small garden. It worked ok, but the goats got in and ate it all.
Arizona let's you build without a permit as long as it's not more than 12' x 12'.
We only left cause we had no jobs and with two small kids. I wanted to give them a more stable life.
Now that the kids are almost all grown up, we are thinking about trying off grid again.

Other things to consider are there deadly scorpions or spiders on the property? What about ferocious animals that might eat little woofie or your child or grammy? Do you have full mineral, water, and access rights to that land? Was it ever used for dumping waste or storing chemicals? Was it near atomic or warfare test locations? Is it okay to live on a house boat or a similar structure for territories that flood easily?

I bought 21 acres of woodland in NH a few years ago and there is electric service available at the street, a well and septic system will be required for the site along with clearing to build. When I build I will have to take 2 acres out of agricultural exemption (NH current use) for town tax assessment purposes. I've not built yet due to affects from C19 shutdowns, material costs ballooning out of site and the supply chain problems. You won't be able to buy at the selling point I did for the property described, but you may find acreage starting @ $7, 000 +. This property is within range of services one would consider close enough, but you will need a vehicle for doing so. Happy hunting for that dream!

Retired driver here, Flagler makes a large part of their income off speeding violations. If you ride a motorcycle through town, you are likely to be cited for speeding AND a noise violation. You may not leave until you either pay the ticket or post a bond, usually twice the amount of the proposed fines. This is from past experience, so things may have changed, but they have been known to confiscate hunting rifles of hunters coming through to go to hunting lands. Be aware that they have historically been a money hungry little pimple on the reputation of Colorado.

The fertile rule for NV is the taller the sagebrush the more fertile the land, great gardens!

"reasonable price per acre"...
It absolutely depends on "where".
As an example, from my research, in Cochise county AZ, 2, 000.00 per acre is reasonable...but, and this is a big but, you are going to end up at least an hour away from any major services.
Like you always say...."location, location, location"

I just read the first few comments. Out here in SW New Mexico (3 hours to Tucson, 5 hours to Pheonix). One can get 10 acres that has a well drilled, electricity on the property line, totally graded, with county maintained road to the lot and 5 minutes to town, for either side of $40K. The problem is the cost of building will be $400K and the earliest one can start building is 12 months out, most builders here are scheduled out 18+ months.

Acceptable cost per acre depends on location, future potential and use, sometimes what it does have and sometimes what it doesn't 😁. Personally I would have a hard time paying more than 10k/acre but I, like you, have no desire to be close to more than a few neighbors (it's not always a bad thing to have someone nearby but not right up on you).

Landwatch is much better for finding land than zillow. You can get a buildable acre in arizona or New Mexico for less than 2000. If you have $10, 000 you can get an acre with a river view and trees in sprague river oregon. Of course most of these lots will be off grid, some occasionally have power at the street

Covenants can be useful, it is true. I have found being in a community with a decent municipal government is better. There are more protections with a municipal government than an HOA, essentially a private government. And deed restrictions are particularly problematic because they are nearly impossible to change, even if no one wants them.

Yes there are affordable land in Nevada, New Mexico, Arizona, and Colorado. However watch out for the floods if you're buying land out in the middle of nowhere and the desert.

My dream also was to build tiny homes on my property. I have over 116 acres in north east TX. No restrictions and great internet out there. I've had it paid off for over 20 years and I'd like to form a 501c(3). I do want to have a green house with a community of Christians who work together in the community. In addition, I want to have some of the homes available for missionaries coming home to tour churches to raise money to go back to the mission field. When at the community they would have the opportunity to preach on Sunday. It's 10 miles to a real grocery store, 20 miles to a WM Super center. I've already built a lake and stocked it. But getting it all started is a real challenge.🤷‍♂️
