Not far from me is a swamp that dries out in a dry year. When it does, a for sale sign always pops up in front of it. They just let it sink into the swamp when it rains again. :)

I once saw 250 acres for sale at an amazing price and then i realized there was a road running through it. i looked at the name of the road and it was Flood Road lol. most of the property turned out to be wetland, it would be great for a hunting cabin on stilts maybe but not a home.

I purchased my house through owner financing(cash flow note.) When I did the title search through a title search company, it turned out even though the owner I was purchasing the house from had paid for it, he never had the title transfered. It worked out for me, took about a year to find the original owner to sign over the title to the person who was selling it to me. I'm happy the original owner was still alive and was a person with a good conscience. Because he could have easily said you didn't pay me for it. Or his heirs could have said that. My situation worked out, but I'm sure this is a lesson out there for somebody else.

Here in Southern California, it’s really important to make sure you don’t have endangered species on your property… including plant species! If you buy land with Joshua trees on it, for example, you are not allowed to clear them. Great video! Thanks!

That was the killer of my previous home building plans. Not just the current property tax, but what the property tax will be with a house on it. The land was affordable, but the property tax most certainly was not! 😕

Check for protected wetlands designation if appropriate. Additionally, I had property that contained 50% Swamp and I was able to get reclassified as such lowering property taxes while not getting categorized as protected wetlands. Also, if there are bodies of water such as ponds, lakes or streams find out what agency has control over it and what regulations/restrictions apply. I knew a person who built a deck on a stream and they had to remove it.

A couple of things I would add are utility tap fee (if there's city utilities), taxes, before and after house build and Impact Fees! They range from $0 t0 $50, 000 and I'm sure that's why you recommended finding land with some type of house already on it. You are the best!

I agree, if you can hold over a purchase for a year then go there and see the different season effects on the property. I did this and noticed the wind direction the majority of the time and I was able to set the house in the right position so the Rain and Wind did not become an annoying issue.

Great video. I am 80 YO and I still try and keep up with my education. Buying raw land is not for the novice unless you are prepared to do a ton of research. It can be a financial minefield.

FYI: was looking at some rural acreage, had to have a 4wd to get down to the middle of it. And in 15 minutes here comes 2 guys walking with rifles. They were hunting! I called the owner, he said NO ONE had permission to be on his land! He called the Sheriff and the two guys were taken into custody, trespassing and hunting without a license. Their rifles were taken. Needless to say, the land was thought of as a no mans land and people used it as they wanted. A big consideration if one buys it. For a year or more you will be having to have people trespassed. And if you leave, your property will be vandalized and destroyed, all because YOU moved onto it. There is a segment of society that does NOT respect property lines. Guaranteed, you will meet them.
