What if the average rent in your area is less than 1% of your home?

I am in a issue where due to increased cost of homes and APR, I would need to charge around $800 a month to afford my mortgage, PM, and lawn care/snow removal.

The average rent in our area for my seized home is around $500.

Therefore, would it just not be a good idea to purchase a rental property now? Rather, just wait until home prices lower?
