At the time of buying our home(Duplex type) we didn't talked about setback area with our builder, even that time he didn't emphasis us to buy that space, he just said that we can plant vegetables but cannot construct for that we need to buy that land. Many of my nabour also didn't purchase that space at that time. Recently we planned to buy that space for car parking but now that builder is asking too much money for that small piece of land, we told him that we are not intrested, but now he is telling us that he will sell it too someone els and he might construct a small shop over their which will block our window if we dont purchase that land. Setback area is on back side of our house and around 25 feet horizontal and 7 feet vertical toward the road ( their is a road between my house and setback space). Sir I want to know whether that builder hold the right to sell that area to someone els apart from us and if he can so what legal step we can take, cause if construction happens we will get sophisticated. Also how can I know the real price of our setback land. I was thinking that if setback area is between our house and road then how can that builder sell it someone els, i think their must be some legal noms like we are the only priority for that space/ builder can only sell to us or something like that. Plz answer my query. Thanks

Plot 9 m * 12 m - road width 9 m . Building 8 metre ( g+ 1) . Contractor is telling we need to give 3 feet on both sides and 3 feet on rear side . Is it necessary?

Set back depends on size of plot and height of the building. The information given in the video is not completely correct

Hi Bro, we have planned to construct G+1F on 14*30 (420) sqft CMDA approved plot in Chennai, Tambaram taluk. Does this require setback area? as neighbor threatening to file case and asking to leave 1 meter. Since this is small plot and please advise.
