I went to a gorgeous home that had been flipped then I went through the neighborhood in my car and realized the home I saw was the nicest in the neighborhood . Like hell if I am going to buy a home where the whole neighborhood is going to take me down with it.

I'm getting desperate here. Investors bought everything around me that's not a complete dump and in turn landlords joined in the greed fest and jacked up the rents to insane levels.

To be honest I feel the regular working citizen is being screwed by flippers, people who decided to extremely over pay, investors hope they all get Wrecked.

Orlando you are in Illinois right..I have a whole list of 10 flips I have been saving since March...0 have sold 🤣. All still have the original price except for one which has cut it 100k since April but still hasn't sold 🤣. It was completely refreshed and new but the work looks cheesy and cheap. They are likely underwater at this price but looks like they need to go even lower

Hey Orlando. Love the content. Just wanted to jump in on the hard money loans as I used to work for one of the largest lenders in this space. I don’t know anyone that will do 90% of ARV; it’s usually 70% ARV max and up to 90% of acquisition.

I used to watch a youg lady who started flipping houses in Atlanta, GA about a year ago. She bragged about how in less than one year, her portfolio grew from $0 to $2 million. She'd use the BRRR method and would take 90% of the ARV to get the next property (a total of 6 to 8 properties). I could see trends in finance and real estate market and would ask the "what if" questions she'd never address and she just ignored me. I have the feeling she's in a world of hurt now. She hasn't posted a video in over 2 months...just posts a weekly poll question. I think she's afraid to give an update, let alone peddle her flipping products she's developed. She would say you can do this forever, it's so great, road to financial freedom, by my guides, etc. So, um, why so quiet now? All I can do is smh.

And open door and Zillow and other institutional residential buyers are charging the seller 5%. What a colossal mess an all cash buyer should be able to get a discount but all they did was screw the realtors and screw the homebuyers and fail at the same time I called it two years ago I Wrote about it extensively. Good job my man.
