By combining down payment assistance and closing costs, bank of america is helping with a low down payment mortgage, you may find that a new home is within reach.

Home grant programs
The America’s Home Grant® program offers a lender credit of up to $7,500 that can be used towards non-recurring closing costs, like title insurance and recording fees, or to permanently buy down the interest rate. The funds do not require repayment.

The Down Payment Grant program offers a grant equaling 3% of the home purchase price, up to $10,000, to be used for a down payment in select markets. Grant Program is currently limited to two specific mortgage products. Contact a lending specialist for more information. Again, The funds do not require repayment.

Affordable Loan Solution® mortgage is a fixed-rate loan that offers a competitive rate with a down payment as low as 3% and no mortgage insurance. Income limits apply. But hey, no mortgage insurance is cool!

Freddie Mac Home Possible® mortgage is a fixed-rate loan with a down payment as low as 3%. Mortgage insurance is required; however, it’s at a reduced cost from most conventional loans. Income limits apply.

If you buying condominium, the association should have at 10% reserved or else the grant will be declined. I’m not sure if the bank really wants to help or just get you into their loan and make money out of it. Not sure, btw mostly this thing happens when you’re on closing.

Hi! Thx for the video. Where does the earnest money come into play? Doesn’t the EMD go towards the down payment or closing costs? If I get $10k in DPA, will the EMD go towards the down payment in addition to the DPA? For closing costs this grant won’t pay the reoccurring costs so can my EMD go towards that ? Thanks in advance! Do I get to choose where my EMD goes?
