Walked away from 5k when I was under contract with new construction on the Jersey shore.
The contractor didn’t disclose the house was in a 100 year flood plain and a relative that was an engineer noticed it on the blueprints. Was so thankful I walked away because unfortunately hurricane Sandy wiped out all the houses in the area years later.

The guy lives in NYC. A car is just a financial burden. Public transit, bicycle, walk...a car is unnecessary.

So he’s $100k in SL debt with “a lot more school left” as he states, meaning that pile of manure is probably gonna get bigger, which he conveniently didn’t mention. Ya you shouldn’t be taking out a mortgage right now bro.

Dave told him not to go to closing and just lose out on the earnest money. But a while ago another person called Dave and told him that he was under contract with a house and suddenly felt like he didn’t wanna buy the house anymore. And Dave told him that it was morally wrong for a man to break a contract and he didn’t recommend he do that. 🙄

The real stupid part I heard was buying a $25k car. Sell the car, keep the condo. The reality is, you can always sell the condo if it turns out to have been a really bad decision.
Two truths about New York: You don't need a car and real estate will always find a buyer. However, expect to be living with no furniture or anything nice or new for a few years.

100k in debt, 25k in savings, condo is a third of his take home. Isn't a great situation but by American standards he's living pretty normal.

Renting is not wasting money... You take on zero risk, you don't have to keep up with any repairs or maintenance and have the freedom to move when you want.

This dude can not close on the house, get an apartment, sell the car and get a $5, 000 car like Dave said. Now he's got $50K to throw at the $100K debt, knocking in down by half. He makes $72K and can pick up a side job making another $10k at least and hes done in a year!
