Real Estate Scams and the Dark Side of Real Estate have really become common place in 2022. We are seeing more desperation in the economy and desperate people will do what every they have to do to make ends meet. We are seeing new AirBnB scams almost everyday now. We are seeing tenants sign lease agreements with property owners and investors and promising to pay, only to later default on their rental payments and rent the properties out on the secondary market and profit all of the rental money that comes in from their lease.

This real estate scam needs to be understood and the more that people are aware of how these real estate scams work, the more likely it is that the next property owner or investor that goes to sign a lease will think twice before simply signing on the dotted line.

Landlords will carefully vet their tenants and be sure that the relationship they are entering into is one that is both fair and agreeable to both sides and each will hold up their side of the contract. One can never be to careful today, especially in New York where landlords have very little protections.

We see the glits and glam from million dollar listing New York where Ryan Serhant and others give you the tour of the city and of these classy apartment buildings. That is reality for some of the Wall Street titans and very wealthy however those places are normally not owned by the landlords who rent out small mom and pop apartments and houses that get pulled into these AirBnB and other real estate scams.

Saw a similar play by another Airbnber who stopped paying rent November 2020 and remained rent free until January 3rd 2022. The landlord tried to fight buy after spending $15k+ in legal expenses the tenant remained to the bitter end. I'm convinced that the legal community were in on the hustle. Tenant dictated the terms of the surrender with zero dollars to the landlord who was owed over $150, 000 by the end of the fiasco. Deadbeat Airbnbers repeated the play across the country and the legal community who saw this a a lifeline for survival facilitated this BS.

You can stop this real simple. Spray paint the house with gang signs. What are they going to do, CALL the cops and say the owner of the house is painting their house.

No matter how ruthless you may think you are, there is always someone else ready to out do you. What's scarier is there are crazy people out there who feel they have nothing else to lose. Instagram thugs have no idea who they are dealing with, but it will make a great episode of Forensic Files.

I would rent the Airbnb from him. First day I would sale all furniture next screw shut all windows doors. Post a notice on the outside that states this is not an Airbnb you are trespassing. I then would wait for him to show up and start howling at him like he was the moon.

This is why you don’t pay utilities and rent in places where if they can’t pay utilities, they freeze to death or go somewhere else. All in lease terms as to cold weather care of the home. Failure to do so would hold them liable for damages from the cold

Landlords better get to know their local criminal element. A little scumbag like that could be taken care of permanently for $20K. Thieves should be aware that there are people like that out there who WILL KILL YOU if you try to fuck with them to this degree. And don't expect a warning either. That would give an opportunity for cops to be involved. Instead, you just show up one day in a quarry, never to bother anyone with your BS again. One or more peices.

In Mexico if you have a tenant live in your property for 5 years + the tenant can legally take your house from you through a legal process

The judges are complicit with stealing from the landlords. I hope all landlords sell, and the city collapses due to its incompetence, and loss of tax base.

If these landlords snapped and offed tenants like these guys, I bet a jury would let them off on an insanity defense. I'm shocked that people aren't getting more physical by now (not just talking about the rent moratoriums).
