Do I have to take plans, permits, etc to the city?

We can do that either way. We call that the entitlement process and there are two phases for that. The first phase would be typically with the planning department. The planning department will review the design we have developed for you. Once they review that, they typically give us comments back and we need to adjust those plans to make sure they're in agreement. Once they agree with that, we have to resubmit to the building department to get the building permit. We can do that which is a service we provide or the homeowner can do that running around themselves.
