Today we are talking about Evictions! So Tenants are part of the property investing equation. They are the vital ingredient and your worst enemy as well. First of all it is only in very extreme circumstances that you will need to evict someone But do you know what you need to do to IF you're considering evicting someone? In this video I'm talking through everything you need to know about evictions in the UK.

Over the last 10 years I've seen everything there is with tenants. Eviction notices are something I don't enjoy but you need to follow certain steps.

I am the unlucky landlord who has not been paid rent for 2 years. I was naive enough to listen to the council who I thought were helping me. I now know it is not in their interest to help me, but to always help the tenants. I served a section 8 eviction order on the tenants and on the third court hearing, the judge finally told them 'you have two weeks to vacate the property'. Yes, the council have told them not to leave at the end of the two weeks, so I have to get bailiffs in. This is where I feel your video fell short. I'd like a step by step guild of the process. Meantioning the fees, warrant for possession, bailiff order, section 42, how to fill out form N325, etc.

When I was renting we had rented for over 12 months and had to chase the letting agents for a renewal on the contract. Shortly after we had the opportunity to rent from family at a much reduced rate, we were able to give just over 2 months notice. We found that the contract had no mutual break clause and only had protections for the landlord. Thankfully the landlord was very understanding of our position and agreed to waive the contract. Just goes to show that sometimes landlords do actually get the protections they need. We would've been liable for around 5 month's rent at £1000 pm

Don't rent your property. Lock it up when you go off to college. Let the government figure out housing. The bad tenants believe your home is theirs. A tenant whose lease is over more than 3 years as landlord refuses to resign, tenants now owes over $30000 refuses to move and refuses to pay. The court assist the tenant in staying by giving the tenants more time after the tenant brings a lawyer at the last moment in court. The mortgage company wants their money. This family owns three cars BMW, explorer and a Hyundai. Wife works and they all refuse to pay any rent. How can a tenant fight a landlord who has no home from getting back into their home. Tenant says I am not moving until you sell me the house. There should be a board that you put these people on so others stay away from them.

Hi Jamie I have just subscribed based on this video. I'm currently having a nightmare with my tenant. I am trying to evict my tenant, this has been going on for over 5 to 6 months and we have served a section 21 to get him out. He has overstayed his tenancy agreement. The company who manages the house and a company called smart agent said we cannot proceed as the agents who rented the house for us did not register the deposit correctly. The tenant will not answer emails, letters or visits. So it seems that the tenant has so many rights and can even live as a virtual squatter in my house for free. I seem to have no options as he is playing games with not replying and paying fractional bits of rent. Is there anything i can actually do, or is it the case, as i have been told, that i can do nothing and a judge will throw this out of court because of the deposit. I would love to hear what you have to say. very interesting what you say about Shelter, I cant believe this is allowed. Its just playing games at someone expense. Many many thanks in advance.

I need adevice with my EPC certificate
For example if my EPC certificate needs to be renewed on the contract time I'm obligated to give the them a copie of the new certificate before I sent them the section 21?

Good morning Jamie. AST ending this month, March 2024. EPC and Gas Safety Certificate not given before agreement in 2016. Section 21 notice already served. What form will I need to complete for the courts bearing in mind that I have not given them EPC and gas safety before they moved in? Your advice will be highly appreciated. Thanks.

Got a tenant that has paid rent for 6 months they agreed to leave, then went to cit what’s up medicine citizens advice and they told them how are you to play the system to stay in the property rent free until it when to court. Still on going now been 10 month . They have money for drugs and takeaways but not rent

I served a section 8 notice using the correct forms and procedures on tenants who were in breach of the terms of the lease, including harbouring a dog, smoking cannibis in the property and causing a drunken nuisance to neighbours to a level when tenant was taken away by the police on two occasions.. I believed the breach would be enough for a simple eviction but no, I'm now having to go to court at great cost. This seems very unfair.

What happens if you have no rental agreement with the tentant as it has run out and the 6 month contract was never renewed, how can you act on a section 21 ?

What if tenant is paying monthly rent but they have said they are looking for a council property as they can’t afford to pay rent.

Hello can I please ask about the gass certificate...
My question is that the gas certificate must be done before I move in and how much valid period has to have??
They are asked me to doing it while I was in the property..
I m I getting evicted even I have done nothing wrong only Good to the house.. landowner wants to sell or put rent much more higher wich I don't afford
