So lets say i have 5 fourplex buildings or 5 beach condos that i rent out, it's best to put EACH rental building/condo under its own llc?

LLC owned by a sole owner or a husband and wife offer almost no protection.

Never rent from a management company it's a nightmare trust me Private owner only never the rich.
