The reason why Eddie got really emotional when Lisa said “Love” is because he is the most spiritually inclined, do to his culture, and the way he is, being very open minded and hearted. The spirits can sense those who are open minded.

Is no one gonna talk about how they never said "goodbye" or even at least closed the Quija Board? If you leave it open, it's a gap between the human realm and the demon realm.

Theory: Eddie was the one who didn't want to touch the Quija Board in the first place. In a video (on his channel), Eddie talks about how he hears, sees, or at least feels some kind of presence in his home. That's a sign that his stubbornness decided to haunt him back.
