I just started using Stessa rent collection on one property. Its not a perfect solution, but it works. I like the other properties with Zelle/Venmo more, but want something that adds late fees and whatnot automatically.

Getting a year up front in any form sounds much better though 😂

My sister, without asking me first, went and paid for a years worth of luxury rent ($48K) on a place that the owner may sell her later. So instead of negotiating a lease option deal where she would have gotten credit for that $48k maybe even more if she exercised the option, she lit $48K on fire. I was less than impressed to type the least.
