Matt, I was a bike mechanic at a very high volume shop. We ran a fleet of cube reactions for rentals. You might want to go with a well known brand for parts and maintenance l. They break a lot more often than you think. I’d also recommend getting a local shop to do your maintenance. Not that you’re not capable but it’s a lot of work and would take a lot of time that would be better spent elsewhere.

Make sure to put apple air tags or some sort of tracking devices on all the Ranch Mobility Solutions. Not that I'm worried about people taking them but I'm more worried about people getting lost on them or just leaving them in random spots around the ranch.

Hide geocaches all over the property! There are really fun containers but ammo cans work well. DR/BB stickers or tokens as the swag/trade items. Get a few Garmin type GPS devices and load in the coordinates of your hides and then rent those devices out to guests. Have different levels of difficulty- beginner to experienced can have success. Fun for all ages! Maybe even an extra prize for finding all of them during the stay.

Coming from someone who rented out cabins, canoes and kayaks on the S. Llano
Be careful about what you rent out to your guests....When we bought the place I purchased 8 new kayaks and 4 new canoes to go with the 3 canoes that were already there that were in decent shape.
You wont believe how many people will abuse your equipment!!!!
Had one canoe that got folded in half when one of the guests wrapped it around a boulder and you have to just eat the costs of replacing it.
Not to mention the broken paddles and the lost life jackets.
As someone who's done a lot of kayaking and canoeing I've never lost or broken a paddle.
Your guests WILL abuse the shit out of your equipment!!!
I caught people dragging my new boats across the low water crossing which of course are pavement.
I even had the place I purchased the Yaks and Canoes from put protective covers on the bow and stern of the lasted one season!!

Hey Matt, great idea on renting bikes/e-bikes I have been a professional bicycle mechanic for several years now and thought I would just give you some of the knowledge I have. In terms of what e-bikes to rent be very careful the brand you select as the online brands often don’t have replacement parts you can get when they break. For example several of those brakes I can’t get new pads for because they are a no brand Chinese part. And when you can get them most shops won’t work on them because the battery is not a brand covered In their insurance policy. As well the maintenance on the online bought e-bikes is much more expensive as the parts are not made for the extra power they put out. I would look into Giant, specialized, or even Wolfe bikes. Matt, have you given any thought to talk with your local boyscout troops. Lots of projects you might be able to offer them. Including cutting trails and trail maintence. I know if my troop was in Texas they would be all over the opportunity. Might offer them a river and a field to camp in while they work! You have 3 local troops. Troop 0102 Troop 0018 and Troop 0180. Hope you might be able to work with the up and coming men and women in the scouting world.

One thing i thought of with the Ebikes is having swappable batteries and a few spares so you could have a few batteries sitting ready in case they are needed, say you had 10 bikes and 20 batteries you could then just swap them out in mins rather than waiting for them to charge which could take a couple of hours.

The Resort is getting better and better. Does not seem that long since you had the first video after you had bought it and it was all a bit daunting but now seems things are going great and stuff is getting sorted.

My only suggestion is whatever you rent make sure you can get parts for it easily because people will break them a lot.

My family rented e-bikes when we were at Zion. It’s an absolute game changer for customers around the ranch. They’ll get more use than anything else you provide besides the river.

Find a local shop with a rep you can verify and go with an ebike model they are comfortable maintaining for you. They should have a good idea on parts and a good schedule for something they are familiar with to keep them up and running. Someone interested in standard trail and downhill riding is probably bringing their own bike and you can pick up a much wider range of people renting an ebike. Do keep in mind though these are rentals and a lot of people that rent have no concern about throwing them around, taking them through mud and hard terrain beyond what they would do with anything of their own including leaving them laying out in the rain.

Hey Matt, an easy amenity for the Ranch would be some sports venues. ie: basketball court, beach volleyball/ badminton court, etc.

Need one of those car haulers that tilt and lower to the ground. Desperado ranch is on my bucket list. A week's worth of primitive camping near a fishing spot. That's what I want.

If you are going to get a fleet of bikes then invest in puncture resistant liners. You will constantly be changing tubes if you don't. You can also convert them over to tubeless but that's a little bit more involved.
