Landlord wants to evict tenant for bad behavior or nonpayment. Court say no, there is an eviction moratorium. Landlord says without money I cannot keep the property up. Court says you must.

Crime is increased when it is not punished. Simple.
No consequences for bad behavior equals suffering for the innocent and law abiding. Then comes anger for the injustice which can lead to violence. Or, imitation and rivalry can lead to violence. Or poor parenting can lead to violence. Or lack of self control can lead to violence. Etc, etc, etc.
Blaming landlords for violence is a tenant trying to find justification for his bad conduct.

Um….violent crime is caused by violent criminals. Is there something landlords can do to curb violent crime in their buildings? As long as the city doesn’t take away their right to do it, yes. It’s called a background check.

No one should be doing studies, making laws, making rules about rentals who hasn't actually run their own rental property for at least 5 years. I'll bet there'd be a big change in the type of laws made.

Blame the courts for making it virtually impossible to remove bad tenants. This enables bad behavior due to lack of consequences. People with things to lose are less reckless.

so the landlords are going out and telling their tenants to go out and commit crime? I think the university needs to have its accreditation revoked.

I think the professor only looked at info from their desk and didn't talk to anyone in person.

You start out investing in "the hood" but you leave that depressed area behind as you scale up. We started shifting our portfolio about 25 years ago. Now we have all but one rental in very desirable areas. The one left in the hood, we are waiting for the tenant to move to sell it, they've been there for about 15 years.

The problem I've been seeing since this move, those horrible tenants are trying to migrate to my areas too. They seriously think they are entitled.

Most college kids are renters. I bet that university has zero real estate classes. Maybe they should do some lab work buy a few properties and study the landlord business first. Look for renters that do not have parent cosigners.

The best advice I ever got (from a business perspective) is to never advertise too many efficiencies or too many problems. Statements like "everyone knows that neighborhoods full of renter-occupied houses are going to have a lot more crime than neighborhoods full of owner-occupied houses" invites the opportunity for political platforms to reduce crime via reduction of rentals.

Tony, I think most of these studies are done by people who don't like the fact that someone has the power and wherewithall to afford to be a landlord. This isn't a serious study, it's just jealousy laid bare.

"tax delinquency of company-owned properties" e.g. foreclosed or abandoned homes with unauthorized residents wrecking the place and everything else around them? Sounds like they need MORE investors, not fewer.
