Real estate agents are so delusional that they're actually predicting home prices to go up in 2025 in Florida as literally half of the counties in the state are seeing year over year price the clients already in 2024. And once I price decline or increase trend begins in real estate. It tends to carry on for at least a few years.

I am a real estate agent in Southwest Florida. Many sellers want to overprice their homes despite showing them the comparable sales in their neighborhood. Pricing is completely up to the seller to choose, not their agent. I have turned down listings when the seller wants to price well above comps. Inventory is stacking up with homes sitting on the market for long periods of time. Sellers have not come to the realization that their homes are just not worth what they think they are.

I really hope all the people investing/flipping homes in PB/Broward/Dade counties get totally fucked on their investments! As a homeowner in Ft Lauderdale I can't afford to move locally. We shouldn't have to compete with corporations for residential properties! its ridiculous that they can manipulate the market in the ways they are doing

While I've found that owning a home and rental properties haven't been the most lucrative investments for me, I still cherish the experience and sense of ownership. However, I've come to realize that the stock market is where I can truly grow my wealth.

People used to buy a home/property to live. As soon as it became an investment like buying stocks, it priced out the working class. The people who bought 10 or more years ago made a wise choice, if they had not bought back then their is no way they would be able to afford today’s ridiculous prices. The days of being able to afford a reasonable priced home are over and this is the fact in all of industrialized countries

Yep. I’m in Rotonda West. Neighbor bought the house in April for $378. Had to sell. Tried to sell at $398. No offers. After 125 days, house is finally under contract for $370. If that makes you want to look for bargains around here, consider that house sold for $185 in 2018.

I’m in Massachusetts and real estate in the last 6 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

I moved to FL in 2021 and moved to TN this year. Those prices all the way around are INSANE. My car insurance in TN is $125/mo each car, in FL it was $425/mo each car. My home ins was $17k/year in FL and it's $4k/year in TN. My prop taxes in FL were $32k/year and in TN they are $6500/year. It's only for the rich and famous and I'm neither.

I can't stand home flippers now, a lot of these houses that people could buy "cheap" and access home ownership and renovate the property themselves. Instead we have these houses that they bought at $170k and try to resell in the mid $400k a few months later. Everybody and their grandmother are in the home flipping seems like.

You hit a few things right on the money. I figured it out immediately as to why all local areas are turning into HOA communities... exactly like you said local government has to put out nothing no police no road work no water no sewer nothing and yet they collect taxes. That is such BS I bought a house in December I got the hell out in May for those very reasons Florida's homestead law is Ludacris. I purchased my house(1/2 house, , duplex) for $240, 000 my COA fee was $740 a month my taxes were $4, 400 a year and the assessment since I wasn't Homestead it goes up 10% every year and being non-homesteaded I get no breaks. I don't get a reduction due to a disability I do not get a deduction for being a veteran I do not get a deduction for being a widower and I do not get the 3% maximum increase in my evaluation every year like the homesteaders. HOA communities stink in general the rule that really pissed me off is I was living in my home, a two bedroom by myself and if I had a visitor they had to pay to use facilities where as the house next door had four people were living there and they can come and go as they please and not pay anything extra -such bullshit.I'm glad I got the hell out of Florida I learned my lesson quick. I was a snowbird in Florida for Four Seasons.never again you can keep Florida! sorry I have much better weather year round up here in the north, Florida's got good weather for what 4 months and then you're sweating and getting eaten up by mosquitoes. we got eight months of good weather up here in New York and then we get a little snow where we kick back and relax. So enjoy Florida Michael I won't be back mainly due to the uneven politics Homesteader versus non Homesteader, oh and lastly they never do re-evaluations I was going to pay tax on $240, 000 that I paid for 1/2 ofthe house and my roof mate and neighbors were/are getting away with almost no taxes cuz they bought it in 2011 or 2012 when houses were going cheap and his assessment only goes up 3% a year IF, IF it even goes up 3% a year and as a homesteader getting away with $500 a year taxes when I'm paying $4, 600 a year on the other half of the house and when we're identical that is bullshit! I will quote you on your video just the other day, talk about getting kicked in the nuts about getting kicked in the nuts

I bought my home 30 years ago for 73k. 27 years ago .. was offered 900k for it last year … lol. I wasn’t even try to sell it I’m ok with a 70 percent property value drop .. get back to reality!
