In my opinion I have had properties now for 10 years all my properties when I purchase them where renovated so and that’s the type of properties I look for properties which needs renovation. I have no issues with all the proposals from the labour my properties are at a good standard if costs go up it would passed on to the tenants

I've just remembered from a while back that the tories had included one other thing that you cannot discriminate againt DSS tenants. Have labour not kept that bit in their new version so the Renter's Rights bill

Rental market is horrible right now. I’m trying to rent whilst I find the right place to buy. Huge stock shortage in the area I’m looking and crazy prices.

Wish I managed to buy quicker, but unfortunately I need to move in mid August and didn’t find anything suitable without needing to overpay.

Hi James, great information. If as a landlord I need to sell a property, do you know if I can do this under the new Renters Rights Bill( after 6 months or whatever). Do we know if needing/ wanting to sell a property is a valid reason for terminating a tenancy agreement under this proposed new act?

James, when do you think section 21 will go? This year, next year? .... Section 8 seems a bit uncertain when comparing it to section 21.

I don't have issues with the rolling tenancy but this does make it harder to book in to see the property every 6 months and so landlords could get shafted by bad tenants.

Tenants must be ready to move ( as landlord can get their property for moving in to) When they have been asked to move via proper procedures i.e section 21 etc. It"s not like throwing Tenants out with 1 week but 2 Months notice..
The fact is you let your House to Tenants and they can trash it, not pay rent and dig their heels and not move when asked.
If someone stole a packet of Crisps repeatedly they would get prosecuted where as if my Tenants don't pay rent for 3 Months I'd have a hard time getting my money back due to all the bureaucracy.

The renters reform bill was never an act. Once a bill has been debated and then approved by each House of Parliament, and has received Royal Assent, it becomes law and is known as an act.

Will there be more of a duty on landlords with regards to maintenance? Because currently so many tenants are having to put in their own money into the property they are renting.

You have a lot more faith in Labours rental policies. I listed a 3 bed terrace over a weekend and got over 120 applicants. That's for a house in the Midlands.

Renters ''happy or satisfied'' being exploited ?? Are you fooling yourself ? They are forced to not complain. The landlords are leeching on them. Nothing to be happy or satisfied about. The rental stock has stoped to be replenished by the past governments to favour landlords. This was artificially done. Everyone knowns that.
