I am sorry Kam, no need to present removal of section 21 as no big deal. This will have severe and dire consequences especially for smaller portfolio landlords. My tenant has stopped paying after 2.5 years of living in the property. He clearly learnt the tricks and was paying off small amounts to ensure that Section 8 was difficult to enforce. The ONLY way for me to evict him in more or less reasonable amount of time was to use section 21 accelerated process that took 4 month from the date of application to the eviction notice. He ofcourse refuses to leave and private bailiff will take another 3-4 month (county court bailiffs are between 8-12 month ). So for 6 month i am not getting rent (2 month when i served notice plus 4 month court) and will not get rent for another 3-4 month with extra costs of court and bailiffs. Section 8 would have taken multiple times longer as it require hearing (18 month from conversation that i had with advisors ). So please tell me, how can a small landlord can survive if section 21 accelerated process is removed? It will take years and not month for courts to kick non paying tenants out. It is true that only bigger landlords are likely to survive.

It's not a "no fault" eviction (I cling to my "no fault" tenants like glue!) It's a "no BLAME" eviction.
