Seems to me the biggest catch of S8 is tenants and inspection. Pictures don’t do justice sometimes and a very long screening process of tenants will make or break the process. I don’t have any skin in the game but I feel like after 3-7 properties that’s when you start to get the ball rolling. But it seems like tenant screening is probably the most important part. Current home status, utility bill, debt, evictions etc.

The reason they don't move is a lot of landlords won't accept Section 8. Some tenants have mobility issuing making moving an even bigger pain and most places have stairwells.
