My wifes grandparents ordered the home they lived in from a Sears catalog. For the most part it seemed like a nice home. They’ve since passed on, i believe the home got a major facelift after it was sold. Pretty crazy to think a house could be purchased that way back then.

A trend I have noticed lately that many "trailer parks" are being sold and the residents told to leave after being there most of their lives. These folks have no where to go and often can't take their homes with them because of their disrepair or whatever the case is. The point is that procuring land that can not be sold from under your feet would be highly advised!

The little town I live in on the coast of NE FL won't even allow these within city limits. There's an entire beach here running low on workers because there's no affordable place to live, and people aren't willing to drive an hour to work if those jobs don't pay well enough to live on. As long as the manufactured home community is kept well, I don't see the problem with them outside of hurricane durability.

Absolutely yes. The original owners did all the hard work. They bought the land. Built a foundation. Had the house built and assembled. For 150k on an acre. Absolutely yes. I just closed today on my first home, too bad there wasn't something like that for that price where I am.

As a contractor and having worked on those manufactured homes they are not the same quality as a stick built home, they use the cheapest materials, the interior walls are thinner and the drywall is a 1/4 inch the doors and all the fixtures are cheap, the roof is made with bare minimum materials, they are good for temporary housing and if you have pride of what you live in you will pass on buying one of those roll it down the road houses

My concern with manufactured homes (in the past) not sure 🤔 about now.

They are built cheaper by using different materials and methods than standard construction.

This leads to durability concerns.

Standard construction is built on a 50 yr life span.

So lesser practices mean lesser life span.

Another concern is air sealing and energy efficiency.

A personal dislike is the lower wall height. I am 6’4”, so modular homes always feel small.

I have lived in both “trailers” and modular homes.

In my opinion: modular homes are also harder to sell.

Modular homes are great alternatives. Great fit for secondary “cabins” or vacation homes. They are great starter homes. They are much better than paying rent in an abusive rental market.

They don’t stand up as an investment compared to traditional built homes.

My one problem with these homes is that they seem to deteriorate SO fast. I looked at a bunch of houses before I chose mine and all the manufactured homes even 20 years old were absolutely falling apart compared to similar onsite built houses. I don't get why that is, but it seemed to be the case every time. Maybe the wood used is really flimsy or the quality is really bad. I don't know. Maybe they should build them out of aluminum or something that doesn't rot so fast.

Depending on where that 1 acre is it might be worth it. Need to remember that changing the layout of the house with a remodel is often not an option because of structural issues.

After renting for 40 years in the San Francisco Bay Area my wife and I purchased a parcel of "raw" land in 2016. Many of the homes in the area are 'manufactured" homes. I am building a Timber Frame mountain lodge style cabin with my own hands from lumber I milled myself. The goal was to build ourselves and to eliminate interest payments to a Bank. We are getting close to moving in. My Blacksmith/ wood working shop will be the last piece of the puzzle. No more rent EVER! No payments to a Bank EVER again. My F350 is 19 years old and paid for (bought it new and it still runs like new) I couldn't have done what we are doing without it. My 40 year old Massey Ferguson tractor runs better than new. I love working on equipment and my son is a Master Mechanic (very helpful!). There is NEVER "nothing to do" The way I like it. California has abandoned working class folks like my wife and I. There will be 2 classes of people left in California. The wealthy and the abject poor. The way the Democrats like it I guess. They can't blame ANY of it on Republicans or Independents. You make the bed you sleep in. I'll be sleeping well. Just restored a 100 year old cast iron fireplace for our bedroom.

What sickens me is people charging 100, 000 dollars for a house that costs no more than 30 to 40 thousand dollars to build, and charging 20 to 100, 000 dollars for a 200 dollar piece of dirt. Realestate is the biggest con scam in America real estate is nothing but organized extortion and racketeering.

The problem is it is a depreciating asset much like a car. Getting financed conventionally (not by .GOV) is tough and expensive. If it is not USDA-eligible it will be challenging and expensive.

Without a basement it's the same as a 1000sf house you still need that storage you'd have with a basement and your other things like a furnace and washer dryer etc still needs to go somewhere. Plus the value doesn't increase like a traditional home. They look good it's a home but even manufactured homes are listed way high like they think they can get big bucks.
