Best thing I can suggest Adam is this.

Within the plans for the garage. Make sure the footings and the structure is strong enough to add another elevation.


In other words build another level above the garage to extend the top floor for another room and bathroom. Just incase you decide you need more space.

Interesting how both upstairs rooms are shaped the way they are, with the walls turning in.

My house came with the loft done out like yours, reason it can’t be on the inventory or classed as a extra room is because it still has a loft ladder and no real access that passes regulations nice bonus on any house. I used a corner of my spare room for a proper staircase up to the loft ……. Now it’s classed as a games room/bedroom. Good luck with everything Adam👍🏻

2 story garage give you an extra room or bathroom up stairs and hoist down the back end
