Average asking price can go up if more, higher value, properties come to the market, NOT just because sellers are being optimistic! Please can you state BOTH possibilities in your videos James? It's so important. I think some locations (e.g. London) are the former but others (e.g. Newcastle) are the latter.

Historically you always have had periods when buyers are more active typically the Spring and at the end of the Summer school holidays so this video is good - it shows the normal pattern still exists - I know that the solicitors we use say that they are very busy at the moment with new instructions - if anything more than expected - great videos

Good little videos to keep us all updated. it's all a balancing act, high interest rates and prices go down, lower interest rates house's go up. In my opinion i don't think they will crash, better to be half way up the ladder than at the foot of it.

Asking prices gone up considerably in the last 3/4 weeks where we’re looking to buy. I think there will be a big surge from now until February at the very latest, then once starmer brings in the changes the market will completely crash in my opinion. Hopefully not 🤞🏻

Am also seeing asking prices increasing in west London. Many sellers asking delusional prices. Think this is driven by agents & sellers? Though not seeing that many more properties for sale, ones coming to market look old and tired. Possibly rental houses or previous owners that have not updated them? Lots of poor houses at very high prices and some decent ones at very high prices....
