There actually is a stable diffusion extension for generating heightmaps With the albedo. Not sure if its any better than an external program tho, I heard it was but im still testing it for myself

early stage, but in 2-3 years and the whole industry will be changed, more automated, and fewer people involved

You could also try ot with stabel diffusion. While I haven't tried it myself, from what I have seen, it also has a tiling option and the results usually aren't bad either.
There is an addon that allows you to create tiling textures using stable diffusion in blender.
As said haven't tried myself but from videos I have seen it looked promising.

Leonardo ai let’s you import a obj object and text prompt an actual map.. I know this video is old.. it is pretty good. It is certainly not perfect though but it is getting there

Making material and blueprint is hard. I prefer to use Ai to make if possible.
