My husband has a 560 credit score because of his medical bills to get in. We are going through the medboard process. We will be exempt with 3 dependents ( Him, myself with our son) discharged honorably, active duty disability. We have only been in almost two years and almost can't walk from deployment injury. I know NOTHING about buying a house ( wife) and let's put it this way, he knows nothing. I'm doing all the research as possible, trying to figure it out by myself is really hard. Trying to educate ourselves. Online it says "we can get anything no matter what, No credit score limit, no loan limit" and obviously that's not true. We have three months until we get out and need to buy so we have something to move into when we get out. We live in Upstate, N.Y and stationed in C.O. Where we are from we don't know anyone who knows anything about this. Is it even possible to look for a nice decent house with land ( not looking for a million-dollar house) Just something suitable for our family for the rest of our life. Something to build a life with, on ( with Three other children, step kids to accommodate) am I wasting my time even looking?
With no family to live with, I'm scared we will have no place to live when our medboarding is complete. My credit is lower then his due to having a disability myself ( brain injury, surgery) I'm looking for houses in my area and it's hard to look when you have no idea what you qualify for or if I even qualify at all. With no way to fix our credit before then. Please can I have some direction. I need help and would appreciate any advice. Alot of people tell me I should be getting advice and help but honestly I don't know where to find it, At this point we have not received help or direction for resources. My husband knows nothing. Everytime I ask a question he doesn't know. I feel as if I'm doing this all by myself, packing with no clue where we will be living.

Jennifer, you helped us buy a home. We have encountered an issue. I'm hoping you can help us. The seller built a fence around the property but he went beyond what was listed as about 50 feet. The property he encroached is his but he's going to sell the other property.. do we have any legal rights?

Is there an age requirement with VA loans? My veteran grandfather had a tree basically destroy his house and he's landed in my lap since September, which may have been a blessing in disguise. My mother who was his caretaker relocated to my sister's, but he's been with me ever since. Now I understand my mother's previous frustrations with his home (he lived in for 70 years) and I am living the frustrations of my accommodations not being exactly proper or conducive for him. He has flawless credit, flawless investments, should we not relocate using this earned reward so that he can finish his life in comfort while I take care of him daily? He's a WWII Vet, and there's something about those guys that they think the tougher it is for them the better off they are; my other grandfather was a WWII Vet as well and had the same iron stubbornness, God bless their service, But can I help him and potentially my mother at the same time as he's physically weak, but absolutely remarkably mentally acute?

Can VA loans be used for investment properties (ie. unoccupied multifamily properties)? How would one go about this?

I appreciate your videos and have a v a question in that after six months of a VA loan I am getting tons of mail saying I have benefits that are unlocked after 6 months of having a VA loan, so I was wondering is it worth it to restart the loan and reset the interest payment amounts or is that just a marketing tactic?

If the appraisal comes back lower than the asking price, and sellers are not willing to budge, do we have to pay the difference out of pocket or can it still be included in the loan?

Thankyou for the video! I have been stationed in japan for 5 years. I will only have about 45 days in the states before officially separating from the navy. If the bank wants to see income and credit score, how can I provide future income past the 45 days when I will be separating from the military? Or do they just need to see income at the time of requested VA loan? Thankyou!
