Viewing a Rental Property: Phil Spencer's Top Tips

Viewing a rental property is similar to viewing a property to buy. The main goal is essentially the same – finding somewhere you feel comfortable and safe.

Cat King of Move iQ provides her top tips for viewing a rental property:

Tip 1 – Get a Second Opinion
It’s worth taking someone with you to give you a second opinion. It can be easy to get carried away with picturing yourself in the property, and therefore ignore any issues which could affect your living experience in the long term. Taking pictures and videos can also help jog your memory after you leave.

Tip 2 – Check the Condition of the Property
Take as much time as you can to look around the property and check the overall condition of the property. If you do identify any issues, it may be an indicator that the property isn’t being well maintained. You’ll, ideally, be spending a long time in this property, so make sure its in its best possible condition.

Tip 3 – Day & Evening Visits
Try and do both. You can gauge how quiet or loud the streets actually are, as well as which rooms let in the most sunshine. Are there many people outside during either period of time? Are there shops and gyms nearby which attract more people at different times of the day? All these factors are extremely important.

Tip 4 – Imagine Yourself Living There
Imagine yourself living in the actual property. Will your furniture fit? Will you be comfortable staying there on a daily basis? Is there enough storage space? It may be worth taking a tape measure along with you when viewing unfurnished properties!

Tip 5 – Find Out About the Surroundings
It’s important to know as much as possible about the location. Ask about neighbours and what they’re like – it’s good to gauge whether you feel you’ll have any potential problems with them. It may even be worth meeting the other tenants. Also check if there’s parking and any public transport nearby.

Tip 6 – Act Decisively
While it’s important to go for a second viewing, it’s important to note your interest and be quick and decisive with your decision-making. There are many potential tenants viewing properties, so put yourself in the best possible position. If you’re happy with a property from the first visit, then make it clear from the beginning. It’s also worth being prepared with any documents you may need to secure the property.

So many great insights here, even for other nations of course, honestly I would have never thought to look into who the neighbors are, and if they leave me alone i would never care, but we looked at a house to rent recently and saw a trump supporter sign and didn't even tour the place. peace.
