Beware, these are the same people who will try and sue you when the toilet falls through the floor. When you mention “that’s the way you guys wanted it”, all of a sudden everyone has amnesia.

I hate dealing with PM companies, that is why I quit working for them entirely. I will only deal with the homeowners directly or kick rocks.

I'm a service plumber and I see things like this all the time but I at least would have put the flange 1 quarter of an inch above the finish floor as per code

Recently did a bathroom remodel for 150 per day. Please let me know what you think. First time doing most of this and it turned out well so far( its been a few weeks now no complaints). Its a couple i know from work. The wife says she needs bathroom floor tile removed and put in and a new vanity installed. Cool. To make this long ass story short, i ended up removing the 2 old layers of tile, scraping up old glue from the plywood, laying the new peel and stick tiles with terrible self adhesion so added spray adhesive(i did not add a "moisture barrier", probably should have but there was a lot going on and i didnt think of it), taped and repainted the walls, put the wall guards on the floor(i know they have a name but i dont remember), replace both angle stops and supply lines for sink, cut and reroute sink drainage, installed vanity, sink, and mirror, installed new toilet flange, ring, and reset toilet, caulk around toilet(not sure about this one) and bathtub, and sand and repaint the heater exchange. All in all it was good work, took some days so i made about 900, i was being "helped" and "advised" and worked around(like the husband in the same small bathroom doing something, something "I" was called to do, waiting on him) here and there throughout, some of which was actually helpful, and some was just irritating or wasting time. Anyway, I called and asked how everything was going 2 weeks later and the man said all was good. Many wonderful details left out but yall get most of it. Next time will be much faster.

Investors, property management companies, and realtors are a problem to do work for. I worked for/with a friend that ended up screwing me out of a few months pay in the end, but while we worked we would do entire floors, paint the the entire interior, scrape popcorn and retexture, replace dry rot around windows and on eaves, replace light fixture, toilets, bath tubes, plumbing, tile, the list goes on. They wanted a complete houses remodeled in a week and they didn’t want to spend more than ten grand on labor and material. Then when we would finish a house, it would sell and the real estate agent would be so happy. I enjoy working but I ended up getting screwed the worst.

Are used to work for an apartment complex as a maintenance tech and I ran into this stuff all the time. And they never wanted to replace the properly. That’s one of the reasons I quit that job. Being forced a half ass jobs. It’s really just unfair for everybody.

475.00 and then bumped it up a little. Wow, I graduated from doing this type of work, but maybe I should go back. Did this same exact thing at my brother's last year, flange, wood, ring- 1/2 hour work. In and out 60 bucks. And still bought .myself lunch.

I worked as a building superintendent for 20 plus years in nyc, and it's always the same story.

The building would spend thousands for lobby decor and get 5 quotes to replace 2 hot water heater!

Smh!!. Good work on that flange plumber!!🥃🥃

I was working for a property management as a vendor and is horrible how many corners are cut just to squeeze a few bucks from rent every month I quit and I now do just renovations.

Former apartment maintenance guy here can confirm property management is full of shit charging tenants thousands for rent but paying maintenance dimes to fix issues like this for pennies

I have to thank you for using a nut to keep the bolt from spinning after you set the toilet to tighten the bolts down. You don’t know how much of a pain those are when other “plumbers” leave it spinning and shaking.
