We are finding that there are large amounts of derelict and unused spaces in commercial properties on the High Street - flipping these unused spaces into residential homes can provide huge returns and profits.

This property in Canterbury, Kent is a fine example of that - it was previously used for storage and has been vacant for a long time. We have received prior approval to turn the commercial space into a residential entrance and then to convert the upstairs into 5 flats. We are going to go for planning permission to increase that to 6 and potentially 7!

We are expecting to achieve GDV of £1,500,000.

The access off of Canterbury's central high street has caused some logistical headaches as well as drainage and natural daylight, however all of these can be overcome with the knowledge and creativity that XP have.
