As you said; Asking Price is not what the property sells for.
The Bank of England Interest Rates are not coming down because of inflation but because the government and bank of England have realised people and businesses are going skint.
Inflation is rising so Bank of Interest Rates should be going up but they will not.
Expect unemployment and a recession in 2025.

I found that selling when the market is dropping you need to price it at the price you think it will be in 3 to 4 months time. so that might mean pricing lower than to think, there is nothing worse than chasing the market down because you never get a sale.

i put my house for sale at 245k as per estate agent in oct, and had to reduce to 225k in november, still not one person looking at it.
i bought it 175k 6 years ago.

Unless they are getting a great deal, I think anyone buying just now is nuts. Not because of the budget or Labour, but because we have no clue what the largest economy in the world is going to be doing in 6 months.

It didn’t start today, it started about 2 years ago… everything has gone for 10-20% less than ticket price for the last 2 years and been a real struggle selling… if you paid the asking price for a property in the last 2 years you are a mug

A close friend is a gas engineer. Went to a rented property where the tenants told him they were left 2 month without a boiler, and now the landlord is changing it for electric one. And this landlord is a solicitor! Mind you, not a UK background, though

People do drop going to Christmas, serious sellers and serious buyers. but this data does not sound good to me, with wage inflation running and those prices rising 2025+ its negative.
