That was a great video especially when you talked about not spending any more money on marketing.
The questions are 1) do you lose the wholesaler once you can't get the seller to sell sub 2 in this market? 2) Do you ever talk about disposition once you get a property under contract? I don't think I heard you talk about disposition. 3) Is the money coming out of your pocket for a wholesale fee, fix-up, and payments until you find a tenant-buyer? Or are you using private money? 4) Did you ever make presentations to Realtor offices or they won't get it? Thank you,

OH MY GOODNESS!! I owe you both everything about my new (evolving) mindset. Jamel's video was my first ) down video I've ever watched that set me on a path to real estate. And now I'm sticking close to Pace consuming everything possible until we can move forward with SubTo and kill it in every market. This is amazing seeing you both on the same screen.

New subscriber here! 👋 I get the whole creative finance thing. My question/dilemma is when the property is an obvious gut job and has no equity, how does that work as a creative finance deal? I thought a property had to be habitable for creative financing to work.
