PLEASE remind, especially first time homeowners, that financing a foreclosure is almost impossible... Even if it went to an agent, it will be sold as an As-Is sale. Any repairs will not be done by the seller and the lender will not allow the financing until all repairs required are completed... I have been in mortgage finance for almost 30 years and, with out a substantial down payment (at least 20%), it is very difficult to find financing. First time home buyers rarely have enough cash for this type of investment... There are of course always exceptions but I have only seen one go through with less then 20% down...
