Thank you finally for actually making it logical and absolutely detailed. I realize some nowadays can not even get into a first house with the economy the way it is, But if you want it you will get it, even if borrowing the money for few years for starting down payment on a first mortgage and following the coach it is totally possible. Yes You still have to Work at it But that's the whole point. This is your job now. Your working for income and eventually you will have enough money to have what ever level of lifestyle you desire. Then get investor agents to keep the ball rolling>>> in your investment income returns. Also if you learn to do the realtors job and shuffle the paper work yourself, which is again, work but gets easier as you do it. Rather then pay a realtor your money to do it. sometimes you may even get a discounted price right off the top if you say you will be your realtor and send the papers to their lawyer. Great vids bro. Keep it up . People need this exact knowledge. I thank you .

For the people in their 50’s, I think the BRRRR strategy would work well

If I could do it all over again, I would do it 100% Dave Ramseys way and save up 100% cash !!!! YES 100% CASH !!!! But the key is to buy in cheap parts of the country and only rent to clean and sober living places like Oxford House like I do and they are EXTREMELY EFFICIENT because you dont have the usual downtown because there is no vacancies like normal rentals every 2 to 3 years, and also they charge you zero property management fees. Also its priceless doing these homes because your'e helping MASSIVE PEOPLE GE THEIR LIVES BACK Love your videos coach !!!! Your a green real estate coach sir
