I have owned 3 pieces of land in 2 states. My 5 acres in TN went up in value after a neighbor built a house on his 4 acres. I had 12 acres in NC but as a rookie I didn't realize how much was part of the mountain and unbuildable. I still was able to make a small profit on it. I had an acre near Great Smoky national park and after I put a doublewide on it it went way up in value and i sold it.
I passed on a $50k lot on a canal leading to the Gulf of Mexico. It sold 10 years later for $250K.
