Steps:
1) Get by contacting a lender. Make sure you get the prequalification number. Preapproving takes ~1 week.

2) Become the expert of price ranges in your area. Feel familiar with what kind of offers sells houses and ask yourself if you can make similar offers. This takes ~1-2 months.

3) During the next 30-45 days it is a period of appraisal, inspections, getting final approval, and documentation for closing. Delays could happen.

4) First payment due two months after closing, regardless of closing date.

5) Close home 30 days before moving out.

Might I suggest your number 3. PATIENCE!!!

Buying a house requires a GREAT deal of patience… patience to find the proper house, patience to submit all the obscure paperwork and to wait for your lender to close so you can close on your deal and get your keys, patience in this market right now to be rejected and disappointed over and over and being beat out by multiple offers most cash losing that house you liked again and again before finally getting your offer accepted. I close this Friday and with the emotional roller coaster buying a house entails I have never had to have as much patience as I had during this process.

Take a Home Buyer Education Class! That should be the very first step. You can find free classes in your local community that set you up for success. Especially for first time home buyers who've never owned a home ever. They provide all the information, resources and can even help with your finances, budgeting, credit and may even bring in actual realtors and lending officers to answer your questions and get good connections! That way you can find out what you can afford in your area. Thanks Javier for your videos! No one ever talks about HBE classes. Maybe you can cover that in a video sometime. 😁

Saw 15 houses in the last 5 weeks, made 5 offers and was runner up on a few of them and managed to get some increased financing last week, but my realtor still fired me today because I'm 'not willing to take risks on appraisal or compromise on what I want'. I've literally compromised on everything except square footage at this point and have the cash to offer 10% over asking, sorry I cant risk losing my earnest money. 🙃 What kills me is I think we would have found something in another 3-4 weeks. I feel like I just reached the point you mentioned where I know what offers will get accepted and could actually win using one or two different options, I just needed to find the right house. 😑

My husband and I want to buy a house. Our lease ends in January of 2022 and we haven't started the process of buying yet. We have great credit, good employment, no debt, but only have $10, 000 saved. We're trying to save more money for savings, down payment and closing costs. We're hoping to get a nice house that we can enjoy for the rest of our lives.

After being beat down with every house we offered on we decided on a new build in a growing smaller neighborhood, it was just within our budget and we benefited from usda so we got half closing and no down payment. Now we just have the wait for it to be built, we're so excited though!

I am not even trying to buy a house and l still watch your videos. I love your sense of humor. Actually last year just as the housing market went crazy, my daughter was trying to buy a house. That's why l started watching your videos. My daughter was outbid on 4 houses in July and August so she gave up looking. Her wages, although higher this year, did not increase to keep pace with the rising cost of homes for sale. The goal post keeps moving.

Here’s the real timeline: decide you want a house, learn you can’t afford to live where you want, or in a house you would like, settle for a mediocre house in a neighborhood you don’t really like, get outbid, give up, keep renting.

closed on the house - - we got beat on the first 2 offers, got it on the third...used my mutual funds, index funds and stocks to get my money up for the down payment and the closing costs...boom! got pre-approved, 811 score and we beat a cash offer...my realtor was a BEAST ! she killed it when talking to the seller's agent - got out house after 3 weekends! 3!!!! wow! i see all the news and people looking for 4 months, making 30+ offers - come to cali caliente and get a house here!

So I’m in the underwriting process now. However, I got my pre approval in about 2 days. Then we went to see a home that very weekend and it was freaking perfect. I put in an aggressive offer and we got our offer accepted. We got really lucky. The seller had 10 other offers on the table 2 of which were higher than mine. We wrote the seller a letter with a little bit of info about our family and fortunately the seller was also a veteran and served in Marine Corps like myself. I’m guessing this is why they took my offer over the others, but we are really excited about it. Stressing out a little bit over the underwriting process, but the lady that prepared my documents says it all looks good. Basically we went from pre approval to underwriting in a couple weeks. 😂 We found what we wanted and jumped all over it. Praying I get a clear to close next week! Good luck to everyone out there looking to buy their first home like us!

Yeah... I started over 3 and a half months before my lease was up... thought I had plenty of time. First I was with a mortgage company that was dragging me along but I wasn’t in a hurry, I switched and started looking in earnest beginning of May. My lease ends the beginning of the 3rd week of August, I just got an offer accepted yesterday. There were a lot of busts and I got 5 no’s before I finally got a yes.
