Sounds as if he's applied to have the property as HMO. The figure he gave doesn't take into account voids, maintenance, or the cost of money. He's only quoted projected revenue, the net profit is what counts if you're doing this as a business.

I have a $150, 000 house that generates $4, 200/month.
But once all the expenses are paid out, 80% of it is gone.
If any of the renters cause damage, that is even more money gone since it does not take much damage to go past the $450 security deposit.
The important number is not the revenue. Profit is what matters.

This guy is talking tosh, I guarentee it cost more than 30k for that reno, also have the furnishing costs. More like 50k he spent on it. Also if he bought the house for 50k he has around 8k in fees and taxes on top, plus change of use to a hmo.

Houses shouldn’t earn you incomes! You took away the opportunity of a low income family to have a roof over their heads and only see this property as a cash cow. This is why the rental market is so twisted and why the housing market in general is so inaccessible; price- and housing supply wise.
