Home Depot's Modern Home For Under 50K

Home Depot is offering a 540 square-foot "Getaway Pad" frame from PLUS 1 Homes for UNDER 50K! The frame includes the steel structure and assembly parts, but additional costs are required to finish the home with windows, doors, and other details. The tiny home features a bedroom and a spiral staircase leading to a roof deck, with the deck being an optional upgrade. Local zoning permission and assistance may be needed to build the accessory dwelling unit (ADU). Tiny homes and ADUs have gained popularity as more affordable alternatives in the competitive housing market, particularly for millennial and Gen Z homebuyers. Amazon also offers homes ranging from $1,000 to $100,000 for those on a tighter budget.

Last year, I worked with a local contractor and built a 850 sqft workshop that is 17ft tall (option for 2nd floor). $60k included services for permitting, concrete slab, installation. In addition, I paid $4k for site preparation (trees cutting and stump removal), $5k for gravel and driveway work. It was just the erected shell with insulated roof. After they are gone, I put in the electrical panel and constructed a 200sqft insulated box inside that space, maybe $2k for that. So that we have a small heated comfortable work space in winter, and we don't have to heat the whole shop. I feel that I got more value by working with my contractor than buying this shell from HD. We had water, electric and sceptic on site. Your estimates on those were really close. Our building would have been $80k if we had to add those too.

Next year, I plan to work with the same contractor to build my grand residence, using the same structure, and adding the 2nd level. Thank you for this video, it made me feel better about our choice.

For everyone's reference we are in the greater Seattle area.

My respect to anyone who has the drive to build their home, or remodel for that matter. I find it awesome.

I work at HD and an elderly couple asked about this. New to me, but I did a bit of research and printed out some information. This video is very helpful! I like being honest with my customers.

We bought a 5 acre property 35 miles west of College Station Texas 1 year ago. Previous owner put up a Tuff Shed 2 Story 16x16 (2017 model ) for their home. Its was about 85% finish on the inside. We have since finish it.512 sf. Property has Electric, County water and great internet (5g line of site). Best of all; its out in the woods. Great getaway

you forgot A/C-heating, kitchen cabinets, and more that take the cost to over $100K easily.

Some years ago I handed a trusted quality builder my hand-drawn plan for my retirement home, and told me he could build it for $130, 00, but to expect to pay more for anything more than the basics. Well, it was going to be my "forever home", and in the end it cost me $180, 000, and I know that was a bargain!

I've been trying to get Home Depot to deliver the 12 kitchen cabinets I purchased 5 months ago. I have no confidence they can deliver a tiny house.😂

Thanks for breaking down the added costs many people don't anticipate. Your figures you googled seemed really low to me, but each area is different.

They are using a wide camera angle setting which creates a distortion effect on the edges. This makes the space stretch out and look bigger.

Honestly I'd just build a standard wood frame cabin, with porch, and save myself the money. Although if I was to build one for renting out I might go with a log cabin to stand out from the rest.

Thank you for the breakdown. My husband and I want a home of our own so bad but things are so expensive.

Looks like they want 50K for a shipping container, a rooftop shed and a metal staircase. 🤔

I always would tell my husband, and we would look at the buildings at Home Depot and I would tell him that people could make these into houses 😊😊

For most people looking for an affordable alternative, this is DEFINITELY not the way to go...thank you for the preliminary but very helpful advice! 10-22-23.

I'd love to see a tiny house with a basement. Living in the midwest brings the threat of tornadoes

Alternately, you can buy a previously-owned, luxury RV, for about $30, 000 and park it in your back yard. I've seen absolutely amazing RV's being offered for sale at that price. No zoning requirements, in many locations, and you can move it when needed. But I've also turned sheds into lovely offices with plumbing and electric so there are lots of low-cost options available depending on location.

It’s great you walk the audience through the concept of identifying additional costs. We’re looking at moving and my head is on a swivel with trying to catch all the places we will/may incur expense. 😊
As for your question… I’d have to say it’s probably not the right choice for most ppl if they are wanting it for full-time living for themselves. It’s square footage makes it limiting for many markets with min square footage, and I could be wrong, but it doesn’t seem like much can be done to increase the bedrooms or the bath from 1bd/1ba. That will also make resale tough unless it’s used as an ADU. Considering those two things, it’s not THAT great. Just my opinion. I think there are other more affordable steppingstone solutions for those who need a full-time dwelling. You have covered many, if not all, of the ones currently available on this channel. 😊 Thank you!

Kristina, you are momma bomba, sista! Thanks for another informative video. I am on the verge of retirement (three weeks), and I want to down size to an 800 sqft home. I have all sorts of ideas that keep coming back to having three prefab tiny homes by way of HD or Lowes sheds that are linked by a beautiful deck on an acre in the woods somewhere. Honestly, where I live it can all be done for abut $150k...especially if I get a life tenancy on someone's 100+ ac spread. 💜

It's still a lot more affordable than a $250, 000+ house with square footage you don't need, in order to get the same kind/level of niceties and "entertainability" you might otherwise think to buy the more expensive home for. It's basically a tiny house with the level of quality and sophistication of a much larger, more expensive home. It's perfect for the minimalist - like me (if I had the money).
