Completely agree with the hmo and the brrr deal. With 10k though, if I lived in an area where I could buy a 3 bed that I could turn into a 4 bed mini hmo for under 100k and I could get a personal mortgage I would. I’d then move into the house and rent out the three spare rooms for 1300 a month! I’m now getting capital appreciation as well as rent :-) plus nice tax benefits to lodgers ie 0 tax on first 6k pp. this was basically my first house when we rented out our spare rooms.

Might be worth mentioning that to buy a HMO as a first time buyer you will be looking at paying ~ 8% interest, only a few lenders will even give first time buyers HMO mortgages as lenders see you as high risk as you’ve no experience owning property.

Just buy a house, rent out a room/rooms to lodgers and you will make a higher ROI, save tax, occur no management fees and still receive passive income. It’s really a no brainier. Invest in property/ stocks after you’ve bought you’re own house.

Also, set aside 6 months of emergency funds before you invest in ANYTHING.

I have bought sold and renovated houses and £50, 000 houses exist but they are usually shells fire damaged ones not mortgageable properties in places like Scunthorpe where there is no work for anyone to eve rent them never mind sell them on. Talks a good game but in reality these places are of no use to anyone starting up. Buy, renovate and remortage is only way to make money from the start unless you have millions in the bank.

@Samuel Leeds Would it be a good strategy if you have £150k to invest in 3 properties (2B 2B / 3B 2B), paying the down payment (£15k-£20k each) for long let? Keep up the great work!
