Hi.nice video , as always.but for some reason our rental property in Tampa Fl in a very nice location grand Hampton has not received even one offer.we have had close to 7 buyer visitors, but not even on offer.not sure what is happening. The agent says, with higher intrest rates people can not afford. We asked, then why theses people are bothering to go and see the house.if they can not afford or think is the price is too high??the agent does not thinks the price is high.but this is very strange??any thoughts 🤔

My wife and I are looking to buy in Orange County, CA where the market is always blazing hot. Hopefully the higher interest rates lower demand.

We’re also planning on buying in the middle of the holidays because there are less buyers, in combination with the tips in this video I hope it gives us the best chance at a home.

i bought my first home in august. my realtor told me i NEEDED to offer above asking or i wouldn't get the house. the whole "sells within a day" thing was just starting that summer, i began looking in june, and i looked at about 15 or so different houses, and sure enough, most sold within a day or two, even the ones that needed serious work. but, i was stubborn, and cheap, and i could not offer much above asking, especially since it might make FHA turn it down if it didn't meet appraisal. luckily, i inadvertently followed many of these tips without even knowing to do so... i went to kindergarten and all through school with my realtor, I've known her over 30 years. my lender I've known since highschool, so, almost 20 years. I'm friends with both of them on facebook, so, when i posted that i had gotten approved for a home loan, they both reached out to me, and even though they don't normally work together, we all know each other and they made it happen, and working with friends i'll say, in this sort of scenario, was great! used cars? probably not a great idea, but homes? it's all so regulated, that i feel the friendship helps much more than it could ever hurt. all my paperwork was done electronically, meaning they would literally send me links via text and i'd just click, read, sign, click, done. right from my phone. they would both require a good deal of signatures, and would say "try to have this done by Monday" i'd have it done in an hour. they would thank me for being so fast, i would thank them for making it so easy. i ended up finding a house i LOVED relative to the other houses i'd seen thus far, and this one was basically move-in-ready, which for me was good because i don't have the money to be putting into remodeling at the moment. hell, I'm barely able to make the downpayment. i wanted to keep several months worth of savings just to feel secure in my new home and my new financial situation. we offered $5k over asking, contingent on the seller paying the closing costs. the house had come on the market that morning. my realtor wanted me to come see it, i did on my lunch break. i told her to give the offer, she did. by time i got off work, she said they had another offer and were letting a few more people come look at it. i thought no way will i get this house, but i can't offer any more than that. well, sure enough, i believe either that evening or the next morning, they came back and said that they did indeed get a higher offer, but they liked us better. I'm almost POSITIVE after watching this video that it's because i had all my ducks in a row, and my realtor saw how badly i wanted it, and she knew the seller's realtor, and so, i mean it just worked out. they paid closing costs. once we got the home inspection, they agreed to fix 14 different things with the house. most little things, but some were FHA requirements, like the back stairs had to have a handrail, and the electrical outlets were loose, i mean i could have done that myself. they had to put up a new gutter in the back and put gutter extensions all around the house. they agreed, took them a few days, but they did it. paid my closing fees, which were then obviously added onto the cost of the house. I'm SO GLAD i was able to find my home. it's not the perfect home. it's old, the basement is unfinished, the attic needs to be cleaned out, but, it's got a new roof, new HVAC, new water heater, new electrical wiring, new water piping, new floors, new doors, new light fixtures, new cabinets, new windows, and most of that stuff has warranty information (although I'm not sure it's all still actively under warranty).. i mean i really scored big. the house actually appraised for $1, 000 over the price i offered them, so $6k over asking price. i don't know if that's just an arbitrary number that the appraiser made just so the house would sell, or what, but that's good for me. zillow now says the house is worth $50k more than i paid for it.. that's about a 40% increase in 10 months. even if it's only $30k more, that's a 20% increase easily. so, I'm just really happy. the reason I'm posting this comment is just to give a good example that following these tips really WILL net you success i believe. don't get discouraged if you don't get the first house you want. i didn't get the first two or three i was willing to buy, and it ended up working out for me. i wish everyone the very best.
