This is Full of BS. I have lived in Thailand for 19 years and the cost to live here visa wise has stayed the exact same for retirees and those married to a Thai.
What rising costs are you on about?
Expats leaving in droves? Expats actually arriving in droves.

This is a hit piece. I am from Honolulu, Hawaii and loved it. The quality of life and feeling of nature all around was magnificent, I left for Thailand after visiting Thailand 8-9 times. That was 8 years ago. I went back to visit Hawaii and it made me appreciate Thailand even more. I think the negative comments on here are people who will not be happy anywhere. aloha

The Thai immigration process is not overly complicated if you play by the rules and prepare and understand the requirements .
Regarding the taxation issues relating to expats living here, there are no issues if you are transferring in modest amounts of money for living expenses
Being a retiree transfeing in 400, 000 baht living expenses from savings last year factoring in tax allowance and thresholds my tax liabilty was less than 5000 baht no big deal considering the infrastructure and living costs here.
Why would you want the expense of living in another nearby country for 180 days and all the upheaval ?

Something not mentioned. The change in the attitude of the people. Much more mercenary than before. Money is number 1. Overall the Thais are not as nice as before. I can do the comparison. I lived in Thailand 32 years. Read, write, and speak good Thai. Never accepted in Thai society. Foreigners are always regarded as outsiders. I have lived in Indonesia for the last 10 years. A much better country. The people are genuine, no fake smiles like in Thailand. Indonesia is like Thailand 40 years ago. Waiting for the comments on "Indonesia is a Muslim country". I will be happy to reply.

Thailand is one of the best countries I have ever visited . Have lived in another part of SE Asia but Thailand is amazing on many aspects. Never lived there though

Clickbait. But if true, then this is a desired balance for all the immigrants coming in droves.

As a result of the change in the Thai tax law I am writing this comment from Cebu, Philippines. I decided that it was better to avoid becoming a tax resident in Thailand in 2025 by living in the Philippines for 62 days and then in Da Nang, Vietnam for 130 days --> which will keep me out of Thailand for 192 days (only 180 days are required but I want to have a safety buffer).
Prior to this I was a full time retiree in Jomtien, Thailand.
I find it sad that this new Thai government has decided to tax us retirees when we transfer funds into Thailand.

There is no tax on pensions and money earned in your home country that is brought into Thailand.

I miss the Philippines its pristine crystal beaches, beautiful islands, fresh seafoods, organic meat fruits and vegetables non-GMO…Philippines should be untouched. Look at Thailand and Bali now a disaster too

Pattaya is now trying to become the new Costa Brava like Spain for the family holiday.
Much more money comes in from the family holiday package than the single guys looking for two weeks of fun and drinking in bars .. so it’s been a slow change over but anyone who’s been traveling to there in the last 29 yrs seen it as it is now.
The rest of Thailand then piggy backs the backpack holidays and beach exploring snorkelling holidays too ✨🙏🏻✨🕉️✨💜✨

I don't understand this video. The rules for foreign ownership are about the same for Vietnam, Malaysia & Thailand... and the other Asian nations as well. Foreigners can't really get full property rights to real estate. All Asian nations are very protective and are designed to separate foreigners from their money as efficiently as possible. to my point 100s of millons of Asians want to get US Citizenship if they could because America has legal venues to secure this priviledge albiet not instantly yet NO culture or ethnicity is de facto discriminated against for applying for US legal status. Virtually no Asian country recipricates in a like manner. It is either almost or entirely impossible to get citizenship in Asia as a foreigner. Asian countries are very protective and racist and they simply do not care. They don't want their culture diluted by foreigners establishing roots in their country.
