Joe, I’ve planned my whole adult life to return to South Beach. I’m taking care of my father until he passes in the mid west. He doesn’t want to leave his home. I respect that. I plan to retire to south of fifth. Thinking a 1 bed on Meridian etc. Lived there 15th and Meridian) when I taught there decades ago. Do to financial reality, will have to live in one of the old small condos. Still paradise to me. For my wife and I, it’s all about the beach and food. Thinking it may still be a few more years, but you never know. All the best. Well crafted video.

I moved to Miami Beach in 2008 and it was so much better then! Much more affordable and less crowded!

I'm a Detroit native and I currently live on the West Coast in Las Vegas, but I'm planning to move back East in 2026, and Miami is on my radar. I lived in Jacksonville, FL for a little over 4 years and then moved out west in late 2021.

I didn't think I would, but I miss Florida so much. I'm definitely looking froward to moving back soon and feeling the tropical paradise once again 😌 I believe Florida may be the state I call home.

As a sobe local, thank you for focusing on the beauty and calm lifestyle of south beach! I live here and absolutely love it, and hate to see so many people just focusing on the negative sides of the island.

Hmmm i wonder why he didn't mention the exorbitant HOA fees that are forcing people out to get the neglected buildings up to current code....or how hard it is to get affordable home insurance or any insurance tied to floods.

I lived in Miami while attending U. Miami in the late '80's. After graduating, I stayed one more year '90 to '91 before heading off into the world. In fall of '90, I got the NEW TIMES and started searching for places I could afford to rent. Several apartments were in what's now SOFI, which was a dangerous, run-down, scary at night dump. I looked at a couple of the apts. and they were so unsafe and filthy that even I, a kid with no money, declined. The rent? $325/month. Hah. You would never have guessed what was going to happen there. Not in a million years. I used to sit alone in South Pointe Park and watch the cruise ships head out. Simpler times.

I lived in South Beach for 20 years, and I loved it! Will come back someday. Sunset Harbor area is the crown jewel of it all for locals! You have to experience yourself to fall in love with it.

Outsiders should know that hurricane season is more than possible hurricanes. It's most of Summer and part of Fall where it can rain almost anytime. And some days it's really heavy flood rains. And it's not a tropical storm/hurricane.

I lived in Miami Beach for 5 years and PARKING was my main issue. Of I needed to drive on a Sunday, good luck finding parking !! I hated that part of living there.

It’s awesome. I enjoy the restaurants, the fresh consistent breeze and the quietness. I’m not going to tell you which neighborhood I’m in for obv reasons.

So many people don't know the ocean water is very warm at the beaches there. It's like warm bathwater.

I love going to Miami and South Beach because it’s actually affordable vacation coming from New England. Just avoid the tourist traps and it’s amazing. Hope to move there someday.

Grew up in South Florida. Seen the changes everywhere including South Beach. 55 years. Saw the cocaine wars in the 80s. The dark money MADE the art-deco revival and cemented South Beach as a global destination.
