As a Lennar new home owner, I would advise against buying anything from Lennar. I have lived in this home for just over a year, and I can tell you that my yard is completely unusable. It's basically a swamp. The whole east side, the back yard and the west side of the home. When I contacted them the first time with multiple items, they barely addressed those items and completely ignored the drainage issue on the grade. I opened a second ticket, when they started building the home on the west side of my house due to breaking several of my sprinkler heads and added on the grading. They ignored it again. On the third ticket, I was told my neighbors were over watering their yard and they wouldn't do anything. I spoke with my neighbor and he agreed to cut down the time and frequency but assured me it was less then 10 mins twice a week. The issue with a soupy back yard keeps getting worse. I started by just being a wet mess about two feet off my rear patio and now it is my whole yard. The build quality isn't what it should be for a 700K home either. I also had a busted down drain from the upstairs jack and jill bathroom. To be fair, they did cover this under their warranty, HOWEVER this process took over a month to address and every time I was told they were coming out to do the work, I would work from home only to find out they either didn't have the required materials or just never showed up. You couldn't give me another Lennar home. Like the video stated. I will n ever buy another Lennar home.

Edit: Watched the whole video and was very pleased to see the Texas review. That was my review and prior to the issue of the broken drain pipe from the upstairs bathroom.

We toured 2 Lennar homes yesterday in my new neighborhood. I was asking the saleslady questions about how they build their homes and how they build their homes on clay soil and if there are any leaking issues with the basement. The lady didn’t know anything and she said “they have a subpump so it’ll be fine” smh. She also said “we’re a national home builder so we know what we’re doing”. I almost laughed in her face.

Don't wait till your warranty is almost up. If you see something wrong and need it fixed, open up a warranty claim. There is no limit on how many requests you can make.

I bought Lennar at the end of 2019 west of Houston. Best house I have ever owned. Yes had problems but they came out and fixed them. Location and workers on the ground make the difference. Best insulated also when we got hit with a freeze a couple years ago when power was out for a couple days. No regret. Again the workers and area always makes a difference.

If my small carpentry business had one bad review I would be losing my shit! If you can, find a piece of land outside of these horrible subdivisions and find a local small company that builds one house at a time. There are companies out there like mine where the owner is one of the laborers, that is the best customer service you could ever hope for! Cheers

I bought a Lennar here in Southern California 10 years ago me and a lot of my neighbors had to sue lennar because of all the defects

I purchased a lennar home in 2020. The process was great, I really loved the sales guy, the house was exactly what we had hoped for. We had originally started a build with Richmond American but the experience was just awful that we cancelled the contract. The lennar home was stock so everything was already selected although here in Florida lennar doesn’t really let you customize there are color pallet options to choose from but everything comes standard, like pavered driveway and patio, wood look tile throughout, quartz in the kitchen, under mounted sinks, screened in porch and gutters.

Anyways biggest con with them was I allowed the foreman to convince me a home inspection wasn’t necessary for a brand new build (my first time purchasing new) and after a about two years our roof leaked in a couple places. Although everything else that I got under warranty in that one year was addressed in a timely manner and the contractors that came out even fixed things like caulking something their warranty states is clearly not covered so that was nice.

The roof was a minor issue just nails that pushed back out on their own which could apparently happen at any time to any roof. I had no idea you are supposed to check your roof annually for things like that.

Hmm, sounds like Lennar has good management of building homes in some areas, and pretty bad in others. Probably one of the biggest problems a national builder has, is the quality of the people they have on the ground.

I was in contract with a builder, they only allowed me two days to read an 80 page contract, wouldn't correspond directly with my realtor and my attorney. I also could not get an inspection until the home was done. I canceled the contract so much didnt seem right. I am holding out on purchasing just to see where this market goes.

Thank you for the video. I looked at new build vs 10 years home. New home look so cheep. Smelled like plastic. Also the home was 2800 sf it was not. I purchased older home well build 2800 sq also and its much bigger.

Stay away from Lennar! They did a bait & switch after we agreed on a house & price. Ran our credit then jacked the price up the next day at signing. We walked away but flew into FL. to close the deal.

When you read things about sewage problems or electrical wiring done incorrectly, it's a huge warning sign that the builder isn't using licensed professionals to do this work. Is that even legal? There's no way an experienced and licensed plumber or electrician would mess up a basic home installation.

Purchased a new build RV garage home from Lennar in Phoenix area 3 years ago. The whole process was professional and the finishing touches and redos on half a dozen items were handled in a timely manner
