Finished to a very good spec, I find cramming the cooking / living space into the back quite strange, to then end up with a 1.5 bed flat. But great if you have a small child / single and need storage / place to work. Have the alcoves in the main bedroom been studded off? Can’t tell

In fact, the "lounge" could be the kitchen/dining, the main bedroom would be the lounge and it leaves one bedroom.

This flat has got great bones but I'd change the order of the rooms as the bathroom needs reorganised as for a bigger person having a small gap between sink and bath and toilet can be dangerous especialy if you've got young children. And the fridge freezer isn't in the right place at all having it in the living room that either suggests that the flat needs reshape to fit a family or converted into a 1 bed room with a decent sized kitchen and bathroom it's deceptively small but it's got great high ceilings so might be worth considering a few different options if Ur buying this flat. I've been looking for future investments myself by educating by watching different property vlogs before during and after renovations so I've got a pretty good eye now for spotting great properties and this is one of those with lots of potential for future changes.
