Condos and HOA’s are avoided bc they are an extra barrier to selling it. Mandatory covenants review period, high monthly HOA fees could disqualify a potential buyer with their ratios, and lastly financing adds a bump to interest rates for the same riskier reasons mentioned above

it's this still valid? I know it was posted 5 months ago but prop that's a lot of work plus have to pay subscription but with offercloud it's quicker and
they use real time consumer data . i think it's much better for newbies

From someone that’s been in the game for 6 years, done multiple deals virtually and in my own state…. What a terrible list. There is no motivation behind any of these 42, 000. Might as well just choose a zip code and contact every house in that zip code. Waste of time and money. But hey if it wastes the newbies time and keeps them from messing up the deals for those who know what they’re doing … I’m all for it.
