About Jacksonville, Florida...

Your conversation was about searching City vs county. FYI... Jacksonville covers the entire county of Duval County. I know, I used to live there. The former cities and towns in Duval County are now communities.

There are many other cities that have done the same, so it pays to search this data when looking at metro areas. Example: Louisville, Kentucky covers all of Jefferson County there.

A little pushback on the 'Hedge Funds have no effect on pricing'. You are correct, inventory, aka: supply and demand is causing the high prices. Hedge funds do have an effect on the inventory, especially in certain markets. Prices are set at the margins (that which is for sale) then having a market getting 25-50% in some cases being institutional buyers, are a factor, even if not the primary cause.
