Mid Term Rental + Short Term Rental | Stay Booked!

Earn higher cash flow by doing this! mixing both STR and MTR! we discuss what I call the hybrid model. It's a mix of both AirBnB's Short Term Rentals and Mid-Term Rentals through Travel Nurses. I combine the two during low seasonality with nurses to optimize cash flow.

By strategically transitioning from one model to another, it's the best way to ensure peak and stable income throughout the entire year regardless of seasonality. During slow seasons, you pivot out of STR and hop into MTR hosting Travel Nurses.

Hi Jesse, I'm a retired travel nurse and a landlord, I've recently converted my two rental properties into MTR for travel nurses. I'm also in a rural area but within 30 mins of four hospitals. So far, I'm staying booked! I'm solely using FF, I appreciate the info on the Hybrid model and how to get in with agencies. I'm hoping to keep growing this thing so I can quit my corporate healthcare job. :)

Solid info man! I'm doing the same thing out here in the IE and I haven't capitalized enough on airbnb but I will be this summer. There's definitely more money to make, but like you said, you definitely have to shift between both models to stay consistently profitable.

Such great info!! Thanks! I traveled as an ultrasound tech for about 2 years so my husband and I totally understand the need that exists and how it works for the most part. I’m not in healthcare anymore but we have a virtual business and would like to travel in an RV and rent our house to travel healthcare professionals. I’m excited to learn more from your channel! Love the GOT reference btw 😆

I am purchasing a property in another state and hope to rent it as a mid term rental. Any suggestions?

Thanks Jesse. I'm interested in hearing about the efficacy of renting out midterm rentals per room, where each room has a private entrance and bathroom and kitchenette, and there is laundry on site. A video on that would be great, if you happen to have the experience with it.

Great info! I’m watching all your videos a 2nd time now that I’m pivoting 2 new apartments over to mainly MTS properties. I’m still getting a short term rental license for both but my main focus is doing mainly MTS. I own 7 other properties that I mainly short term rent. I’m going to try to switch them over to MTS for the slow season ONLY. (I make to much in the high season to keep them MTS year round.) Have you ever tried a very large property? We have a 6 bedroom waterfront property that we could host a family or a group of doctors or nurses in. I’m going to throw it up on Furnished Finder to see if I get any bites. Then my next move will be to start contacting the hospitals and other agencies to see if I can work with them!

Really good stuff, Jesse! Thanks for the valuable content. Question- who are the key players to network with in the medical travel professionals? TIA

Jesse- love the content man! I have implemented this strategy and it is killer. When reaching out to hospitals - who specifically should I contact to start building those relationships?

I’m about to purchase a 2bed 2bath townhouse. HOA is $125 a month. Airdna says I can get about 17% return but I know I can do better. I’m surrounded by hospitals. Would you buy a townhouse? And would you do Airb or MTR or both? Sorry for all the questions. Thanks!

Hi Jesse now watching your video. Do you have to technically own the property to appeal to travel nurses/Insurance relocation agencies to be considered? I am about to start my STR through arbitrage but wanted to use both MTR and STR methods to get the most revenue possible. Thank you!

Hello Jesse. I'm a retired HS teacher and in my 2nd career of rental housing. I've always rented long term and usually excellent tenants. In my last vacancy I rented to 3 medical Students in Ventura County. The rent is closer to market and allows me more time to do improvements to the property. Just wondering how to keep doing this as a "short-term rental."

Thanks, this is something Id like to adopt when I have slow periods. I just started airbnb with my first place and want momentum to keep going forward. You stted to reach out to the health professional companies and establish a relationship. What department would I ask for? (Ones willing to discuss MTR)

I am new at MRT . Still trying to learn as much as possible to get book . In Las Vegas, seems like STR slows down, revenue went down a lot also. Does MTR pricing need to be adjusted to lower ? Or just keep the same like the last couple years ?
Thanks for your infor advance!
